TENANT QUALIFYING CRITERIA

​ALL Applicants are subject to the same qualifying criteria across the board.

  • Applicants must be 18 or older or legally emancipated
  • Copy of State or Federal issued ID
  • Credit score of 550+
  • Applicant gross monthly income must equal 3x the monthly rent amount
  • Must be employed full time and payroll will be verified
  • Cannot be listed on the Sex Offenders Registry
  • Number of occupants are limited to two people per bedroom
  • Not all properties under Grace Kelly Property Management allows pets. The ones that do allow pets may have limitations or restrictions. Residents will be required a $250 non refundable pet fee deposit, with $30 monthly pet fee.
  • Service animals will not be charged a fee. You must be able to provide necessary documents confirming a service animal. Any damages caused by service animals will be charged to the tenant.
  • You cannot have violent natured, drug convictions, misdemeanors or felonies in the last three years to date.
  • Previous landlords will be contacted and you cannot have any negative comments and breaches of contract.
  • No evictions on applicants record in the past three years.
  • There will be a $45 application fee if your preliminary screening has been approved. This will cover your background check, credit check and rental history.
